Final Judgement For Eviction

I am getting a final judgement for eviction of my tenants. Should I send a letter or fax to my tenant telling them that they need to move out now or else a sheriff will come and force them out? I also wanted to put in some note that if they keep the place clean there will be no judgement put against them which will also affect their credit...something like that...

How do you get them to leave without resorting to such measures?

    I like the letter, but I had a question...

    At this time, I am behind $825 for one month lost rent and $75 late fee. Plus about $120 in court costs so far. We are in the month of August so I will have lost the August rent too.

    If I use your letter, does that mean I am accepting all of those lost monies if they leave the house in good condition? There are still cleaning costs and possible minor fixups of various things throughout house...are you saying letting them go is still better than putting a judgement against them?

    Frankly, I was prepared to put 2 judgements against EACH tenant--one for the lost monies and the other for any other costs after they were forced out: fix any damages, cleaning costs, cheap labor to throw their stuff into the street, new locksmith, etc. etc.

    Thanks for the reply. Our plan was to rent to elderly folks that would probably stay longer and do less damage than younger people.

    Yes, i know several people right now investing alot in section 8. You should screen every possible tenant because you can get under with several bad renters. Make sure you do a background check, credit, and ask alot of questions.
