Filing Memorandiums Or Affadavits At Recorders Office

Just wondering, so you file a memorandium of agreement or whatever you do to cloud the title or give notice of interest in a property, how are they picked up by the title company?

When I look through public records we only have a name search, not a property search. So I assume the recorded document would have to reference the property owner so that it would also be filed under their name. In this way it would be found by the title company.

Guess my question is do title companies search public record by anything other than owner name.

    As far as I know, title companies search things by PIN # as well, not just names. However, title companies are much more likely to waive over such stuff other than valid liens(from personal experience).

    I've learned from experience that a title co. must be directed, explicitly, to list ALL docs & liens recorded on a RE prop, or they'll pick out whatever they want & omit whatever they feel is unimpt.

    So specify that you want them to list ALL docs & recordings, no matter how unimpt. they may seem to the title co.

    I agree with JohnMerchant about giving the title co specific instructions to have their searchers pick up everything, liens, easements, plans, whatever.
