Figuring Fix-up Costs Before Making Offer On Duplex
Hello fellow member..do you know of any books on the subject of figuring out ballpark fix-up costs? Or are there any checklists that a rehabber can access online or buy somewhere that would aid in quickly determining how much fix-up would cost?
Yes, there is a book that is national that is used to estimate contruction costs, I forgot the name, but I'm sure someone here will come up with it.
A very loose by general rule some people use is doubling the materials to come up with a final price. For example a kitchen remodel: $5000 worth of cabinets and such, figure another $5000 in labor. Warning: this is very loose and general.

Call some contractor sand get some bids. Ask for detailed bids and that way you can compare easier and make sure that everything is included. You would save money if you are the general contractor and you hire the plumber, painter, etc yourself. Have it inspected if you need to as that will help determine what is needed. Hope this helps a bit

National Estimator is a good program to use for estimating repairs or new construction. It lets you edit costs(labor units and material costs) to match labor and material costs in your area. Say for example, you have a wall that is 8x10' that you want to paint, enter those numbers and the type of paint your going to use and the program will tell you how many labor hrs. it will take, how much paint it will take and how much to charge. Home Depot use to give this software away, I'm not sure if they still do or not. Anyway, I hope this helps.
Yeah, HOme Dpot still gives the CD away. Just go to the pro desk and it will be laying out, or ask. The nice feature is that it updates HD prices when you connect to the web.
