Fielding Ads From Paper

I currently have an ad in the paper, and have gotten signs to put out and also send letters daily to people whose homes are in preforeclosure.

I am also searching through ads in the paper and I find tons of good looking potentials, but I guess Im a little lost about the things I really need to know when I call them to keep from getting side-tracked.... Anyone have a set of questions that they use as a model when they call people, keeping in mind these arent foreclosre, they are just ads in the paper that generally say something along the lines of "Owner wants out" or "seller motivated" etc....

Any help would be appreciated.
