Familiar With Youngstown, Ohio?

I've been scoping for properties out in Youngstown, Ohio and was wondering if there were anyone here familiar with that area? The state university is in that city and I was thinking that property there would have great rental potential for the local college students.

The only drawback is the high crime stats I'm finding on the city. What zip codes are the better areas of YOUNGSTOWN?

Also, if you have any recommendations on any good, honest, licensed contractors, I'd greatly appreciate it. Send me an email or PM me with their contact info.

Thanks!

I talked with a realtor out there and she had stated the average turn around on selling houses out there is 90-120 days. The market for rentals is pretty good, but you are right the statistics for crime is high. Its like Ohio's little harlem. If you have the staying power and can offer no money down to the sellers you may be able to swing it. But be ready for a longer term investment. The good news is you can pretty much name your price for buying them. I saw some houses go for less than 10K.

    Good Luck,
    Kyle
