Yes, I've had success with a short. I found them to be difficult, and initially backwards in their thinking. However, once presented with inarguable facts... they acquiesced.

Just follow the format as indicated in The Primer.

I recently tried a short sale with Fairbanks Capital and found them to be impossible to deal with. Each time I spoke to a different person and their demands would be different.

The last straw was when they told me that their new BPO is for $110K for a fixer upper, and a month ago they had a BPO for 95K in good condition. Additionally, now they are telling me that there is no second mortgage on the property, although I have the book and page number they did not want to hear it.

My advice, if you are dealing with Fairbanks, don't bother. Move on, find something else.

Fairbanks has had numerous investigations regarding their practices. They charged an extra 1,500 in closing fees when my friend sold his house... they never gave him a print out either, showing the fees being broke down.. I would stay away from companies like this..
