Exterior Wall Dropped 2 Inches.

Well, this one looks like it's gonna hurt. Went by a 1930's rental house I rehabbed last year. The exterior wall off the middle bedroom has dropped about 2" from the roofline in one corner. Any suggestions/advice? It is occupied so I need to try and tread lightly but I know if I don't address this problem I could be staring at a huge nightmare.

Oh wise ones, please advise.

    Any idea what caused the "sag" in the wall ?

    Did not the Atlanta area have near record rainfall last year. It could be some of the base under the wall eroded,causing it to sag. A quick fix is to go to Home Depot or Lowes and get a floor jack about $50.00 and raise the wall back to its original position.

    So Mike, you did the rehab so I'm assuming you've got at least some construction experience. Does the house have a basement or a crawl space? Not many slab-builts from the 30's so thats good news. If the house was straight and true when you renovated what changed to cause it to settle?

    This is really not that big a problem. get a house jack and jack up the corner. Block it into place (preferably with concrete) Remove the jack.

    Good advice guys. That is what I was thinking. Mobile home jack at the ready. I just wanted to hear it from someone else.

    Simply jacking up the house may not necessarily fix the problem......whats going to stop the jacked up area from doing the same thing?

    If the sag is a result of soil compaction failure....then its likely going to happen again.

    The soil needs to have a good compaction rate or if you have a crawl or a basement, then an additional girder may need to be installed to transfer the load away from the failure area.

    Iam only guessing but is there any additional loads coming down from the roof.......and are you in a area that did have a large amount of rain fall in the last 6 month to a year?

    More information is needed to give a thorough evaluation.
