Currently I have a deal in Cullowhee that is a foreclosure. 9 months ago it was listed at 143,500 Ive got the bank at around 83,500 right now. The property needs about 15k rehab. The AFMV is around 150-155. Its currently a 2/2 but if you spent an extra 10k and made it a 3br you would bring it up to about 175k. It sits on 2 acres of land that needs to be excavated. There was a mudslide in the back that has to be cleared. Its a great deal. As far as deals in the SW Fl area I deal mostly in Lee and Charlotte county.
