Eviction For Other Lease Clauses

Hello everyone, I have tenants and their kids that are causing a general nuisance in my building that I would like to get out ASAP. My lease gives me the right to terminate with 30 days notice starting the end of the current month which would mean I could have them out by Oct. 1 if they go on their own. The place is trashed and with winter approaching in Minnesota, I would like them out as soon as possible so I can remodel and re-rent.

They are currently in default of their payment for this month, but I am concerned if I Evicted they would show up with the money or the money would arrive before the court date.

I have complaints from the other tenants about he kids damaging personal property. The kids have damaged my landscaping in the front as well as my property. The tenant smokes in the unit which is another lease violation. The tenant is late with their rent about 75% of the time, but has always paid the service charge and rent eventually.

I want them out, but am uncertain how to word the complaint and how strong a case I have on the nuisance/disturbance case.

Any thoughts on what to do would be appreciated.
