Estimating Repair Cost To Reach Offer

I have been locating properties, and my realtor has been feeding me listings; however, I am confused.

I do not think my realtor or contractor will accompany me to 40 houses; so that, I can derive a repair cost.

As a result, I am wondering; should I just buy a repair book to derive offers. Take the Steve Cook approach, if I cannot see the rooms, assume that it needs to be repaired?

Another way to word this; how do you come up with repair cost?

    Well you certainly don't need to involve your contractor at this point.

    Inform your realtor that after a brief cursory inspection that you will be doing a more thorough walk-through. If he/she doesn't want to be there they don't have to be. Don't let that stop you from doing what you need to do.

    Idea -- Make offers subject to Inspection within X amount of days. If repairs are more than $500 than you want out. (It will always be more than $500)

    Many times a quick glance will give you a good idea of how much is involved.
