How does one find a True equity partner who is willing to put up 100% of the funds for residential properties that you locate??

    Something like this is based on trust or recognition of your expert knowledge. Look first to friends and family, perhaps as a group they could finance the right deal. Otherwise find a great deal and shop it around to anyone you can think of- here, REI clubs, any investors you know of, advertise in paper, etc.

    Yes, good luck- but it can be done.

    I would like to answer that question with another question;

    I am a RE investor and I am willing to fund 100% of deals. How do I find HONEST, hard working individuals, that are self motivated, punctual, and dependable? Partners that will not become complacent after the first 4 or 5 deals. Partners that will not try to bump up invoices or submit inflated receipts, ask you to sign wacky contracts, etc, etc.

    Like the king mentioned it is not easy to find the right kind of "partner", as time passes complacency and greed take over and the partnership goes sour.

    In my experince finding equity partners is the easy part..
