Electronic Rent Payment - Nail Website

Hi folks,
After signing a contract, the current landlord to my
tenants mentioned that the post dated checks that
he was offered for rent payments in advance would
bounce from time to time. When he contacted the
tenants, they would rectify the situation and pay up
itseems.
On asked if he did assess a bounced check fee, he
acknowledged that he never worded it in his contract.
I have a $35 bounced check fee and a $50 admin
fee for late rent payment.
I wanted to have more control.

I plan to use the national association of independent
landlords for the automatic rent payment and
monitoring.
Doing so will build the credit for the tenants as well
as damage it if the situation warrants. It will also
make eviction decisions easier.

Any good or bad experience about this firm. I need to
make a decision tomorrow before the tenants move
in and prior to getting their post dated checks.

This is my first rental. So still in the learning phase.

    Your ability to do this may depend on the duration of your leases, but you might consider ammending the lease so that the utility cost is divided among the tenants. I do this with some of my water bills.
