Have the owner deed the property to you and record deed,Now your the owner and no one else can still your deal.And the bank has more reason to deal with you. IT WORKS I DO IT ALL THE TIME.
And you will have the old timers realestate guys give you crap about this.(THEY ARE OUTDATED ON HOW TO BE # 1)
