Easement and Hail Damage
First time poster looking for expert help. Please!
Looking at two different properties to purchase with two different problems (beginners luck). First problem, house is in neighborhood which received recent hail damage and almost all of the homes have had their roofs redone. Property I am interested in appears to have minor damage to me with my untrained beginner eye. Owner says no hail damage but I believe that a hail claim was made and no repairs made. What, if anything, should I do.
Second problem, title issue on another house shows that part of house built in 1968 was built over the city's easement which covers part of neighbor residential lots next to city street (easement is for future road expansion i quess but it is a residential neighborhood street which shouldn't need to be expanded). Previous title work in 1997 contains a letter from the city stating that no action on exercising their easement is planned "at this time". Is it safe to buy this house and what, if any, discount should be made for the title problem?
