Eager To Start Just Need Some Finishing Touches.
Some things that have been holding me back that I need help on.
1. Who to contact regarding touching up forms provided by the course I bought. (need to look professional by my company to better attract attention from lenders)
2. How to lock the homeowners into a contract prior to negotiationg with lender so they dont jump at another opportunity provided by another investor after you have done alot of legwork yourself?

you are looking for better contracts? this site in the freebies section has a few things to get started. As far as a good Purchase and Sale agreement, you can get one from an attorney or title company (state specific).
as far as the other question goes. You need to record it at the town hall so if this ever happened, where another investor came in and offered more you could file a lien against the property before they closed.
What i do sometimes for the Purchase price is put "for the satisfaction of mortgage" and then i do a good faith deposit for whatever we agree upon. works for me..
