DW In Manor, TX

for those of you who replied, I didn't get your msgs, as my previous topic was deleted.
I had a question about short-selling and if I should do it, and I have my DW on the mkt now..wasn't trying to advertise it per se, just answering inquiries. In short, I have posted an ad for it..my QUESTION is:
My DW has been on the mkt for 9 mos, and I can't seem to sell it..land/home on private land, not a park. Lien holder is Wells Fargo, should I ask for a short sell or in lieu agreement or is my realtor suppose to do this?

    The realtor has little incentive. They might decide to help but it would be a lot of work for little value to them.

    I am assuming all the details are in the property listing. I will take a look and send you a message if anything jumps out at me that is specific to the property.

    How did you set the price? How does it compare to other similar properties on the market? Are they actually selling or also sitting with no buyer?

    BTW - Consider changing agents. Sometimes the issue is more the agent then the property. I can not tell from what you posted. Just noting that this is one of the variables that is open to change. They should be able to tell you the average selling time for other similar properties.

    Hi John,
    thanks for the suggestions..this is my 2nd agent..he owns his own agency and is quite knowledgeable...he was the one that discussed the short sale if I can't unload it..my posting isn't tied to my profile..it is listed under new properties for mobile..I'll see how to list it under my profile.
    the house down the road from me is listed for $169K and has 10 acres though..been on the mkt longer than mine..several are listed under $100K as they are much, much older than mine...same size property..and probably not on a foundation or upgraded skirting, etc...I have gotten outside feedback doing a comp, and it is listed fairly...I think what hurts me is that I have the septic installation and driveway rolled into my note..thus my payoff is higher than I would like it to be grin Just can't seem to get any buyers...was way busier last year...had people driving down the driveway to take peeks at midnight!! and walking up to the door wanting to come in...guess the mkt is soft this year...buyers mkt now..dang. Just was wondering what I should do...don't want to foreclose on it.and didn't know if doing a short sale would really hurt my credit for the next 10 yrs...or is it considered the same as a foreclosure?
