Duplex, Who Takes Care Of Lawn?

Hi, I have a duplex that is almost ready to rent. There is an upper apartment and a lower apartment. Do the people on the lower apartment usually responsibel for the lawn or how does that normally work? Thanks.

If you own the whole duplex, I'd assume you are responsbile. It appears that you're not intending on living in the unit, so you may want to discuss the possibility of having a tenant maintain certain aspects of the property (like lawn care). This, however, typically requires some reduction in monthly rent for the helpful tenant.

Depends on your contract (lease) with the tenants. Any agreement that you all agree to is OK.

I have my downstairs tenant maintain the lawn care for my duplex! It's in the lease agreement with them - and they are ok with it.

    Good Luck!

In my duplex, the downstairs tennant and I take turns mowing the yard. I do all shrub/tree trimming. This is in the lease. When I rerent the upstairs unit, I will redo the leae and will have them mow the yard n1/2 of the time.

I have a triplex and just do it myself. I go out and mow 2x a month which also gives me the opportunity to keep an eye on the place.

You can have someone cut the yard for roughly $10 an hour. I did not get into real estate to make $10 an hour so I do not do any lawn maintenance. There are other things that are grey but I would rather spend my extra time looking for deals than mowing grass
