Duplex vs single house family investment property

What are the pros and cons of duplex vs single family investment property? I live in Phoenix, AZ. I can afford down payment $30-$40 K. Thanks.

    It's pretty simple really. Duplexes have better cashflow due to a lower per unit cost. However, SFR's usually rent for 2 years or more, wheras there is more turnover with a duplex. Houses also generally seem to beget a better class of renter.
