Drugs In Rental House
Two tenants rent one of my houses. They are not getting along. One called to say that the other had about a half pound of marijuana at the house. She does not want to call the police because she is in a child custody dispute. What do I have to do?

Sounds like the tenant wanted you to get between the two tenants for whatever reason.
Call the cops and get them to talk to the tenant who told you. Keep the name and date of the officer you talk to. 1/2lb of pot is not going to get much attention in a lot of jurisdictions but you need to report it for your own protection.

Over the years I have been landlording I have spotted indications of drug use, smoking pipes. I just walked through pretending I did not see them. However no tenant called to complain on the other and there was never any issue made. If I were you I would just pay them a visit to talk to both of them and get the real story. If they no longer get along as room mates then one should move out leaving the one to pay the full rent or get another room mate that will not mind "the pot "being around. "Speak no evil" "hear no evil" "see no evil" capish??????
Assuming the Taxes,Sewer,Insurance is for both sides I still come up with a higher total from your anticipated income from renting both units with Amortized Loan and $ 119.00 with % only www.Loan.This $ 108. a month ,6% of what total? Can you please give me the InsuranceCompany name that will insure 2 rentals for $50.bucks a month??????? Water and Sewer for $25?,Taxes on a $250.00 value $92.00 a month??????? None of these figures sound realistic to me, no matter where the property is. I would really question the people behind this deal before I put a dime. Promoters put the deal together and they walk away with a bundle before the breaking of the ground. I would not touch it, even if the people behind the promotion are ok the money still does not measure up to your investment.At this time you have more to loose than to gain. Something smells.
