    Glad to meet you.

    The first thing that comes to mind in what you have described is that somewhere you lost control of this deal. I understand you are working on your first deal, so a little friendly advice.

    When a deal starts out bad it is only going to get worse. From the way this seller is telling you what he wants, not what takes to make it a win/win for everyone, I would tell him have a good day, as your deal does not even resemble what a Subject To deal is all about.
