For those that have done Subject To deals, do you find that this only works if the seller is behind on their payments?
Mechanically speaking it doesn't matter the status of a mortgage to take it sub2. I have found that sellers who are not behind yet are not modivated enough to sell at all yet, let alone do anything creative.
