Does This Make Sense??
I started out as a bird dog, I have met this investor that says he is not interested in any properties listed by an agent. Is there a good explanation for this ??

Perhaps he means that people that still have their houses listed with an agent aren't as motivated to sell as ones who don't? Or, if they're listed with an agent, they've got the agents fee tacked onto the selling price, and the one's not listed don't have it, so he can get'em cheaper.
Or, perhaps he had an "Incident" as a child that involved an agent, and thinks they're all demons! lol
Just guessing, however, I'd go with one of the top two choices above.
thanks for the comment jam200, but can't they still calculate a maximum buying price that would make their desired profit even if the property is listed. I think it eliminates one of your searching tools by eliminating RE agents.
He probably has access to MLS himself and doesn't want to pay a bird dog to find properties he's already seen... Or at least is able to find himself...
I know of a couple investors that do this...
Good Luck!

perhaps, if he is a slimy, predatory investor/speculator.... he knows that if a real estate broker is involved he won't be able get over as easily on an emotionally distraught, financially unsophisticated homeowner...

Hey,
Birddoging a listed property does NOT make any sense, so the invesor's response does make sense.
He can go to any RE agent in the area and pull every single house that is listed, where would you add value??? You would only add costs.
Birddogs add value by finding house that are not listed (FSBO, vacant, etc.). Concentrate on those
I have to disagree with Bruce on this one. Birddogs (and all investors) add value by seeing what no one else has seen. Just because a property is listed doesn't mean its potential has been seen.
The investor/member of the MLS explaination is a good one. More likely he believes that realtors are difficult to deal with.
