I am in your same boat. But this week I am looking at two rentals with owner financing. Here are the stats: 30000 each, 5000 down each, 6 percent for 15 years, and 650 rents each. One for 18 years and one on Section 8. I plan on using my credit line for the business to pay for the 10000 down and let the owner finance the rest. Comps for the area are selling around 34000-39000. The only thing are they are on the south side and I have yet to visit the neighborhood.
Just thought Ide share with ya.
I think this is a great time to pick up several properties that are renting with cash flow but dont have any value in the area.

Welcome to the board, you have found a great one. If you are wanting to buy and rent property I WOULD NOT get a real estate license. Still take the course to learn, but do not get the license. The reason why is more liability, you are held to a higher standard when you have a real estate license. If you are sued by a tenant and you go to court the judge sees that you have real estate license he/she will say that you are a professional, you should know the law, and it is going to be harder to win.
BTW, if you do take real estate course take it at a community college, much cheaper.
