Does Anyone Have A Pre-foreclosure List For New Orleans?

Are there any companies out there that have a have a pre-foreclosure listing service for New Orleans? I have seen ads for Realtytrac, but have heard mixed reviews.



I would prefer a local company.

    With that history of production, and those numbers, why not use a conventional lender? Walk into TwoRiver Bank, and meet with their board.

    Can you take your financials to the bank and talk to them? For one of my companies we went to see them and now they fund us on a per deal basis. We do have certain criteria that the deals have to meet.[ Edited by linlin on Date 02/07/2006 ]

    Why not secure that loan with another property as colateral? I do it all the time, or use more than one property to secure your loan.

    I believe the filing notice says 30 days.

    I talked the people at the courthouse and they said it depends on the Foreclosing Trustee. So I call to the attorney handling this case and they said the same thing the winning bidder has 10 days after the upset bid period is over to pay the money.

    My next question are there hard money lenders in North Carolia that handles these types of transactions. The couple that I have talked to said they need 14 days to close. Has anyone else had this same problem?

    Here is the scoop.
    The amount of time depends on the attorneys office.
    Typically they send out 3 notices after the end of the
    upset bid period. I guess they will continue to keep
    the offer open beyond that. The reason is that , if the
    high bidder defaults, they will have to go thru the
    same process of newspaper ads etc and re-auction
    the property.
    I did bid on one in Late Nov, the bid was outbid at the
    court. I went and upset the bid. My bid was upset
    again. This drama ended in mid Dec. Its end of Jan
    and the property has not been purchased by the high
    bidder as yet. I was trying to figure out if the property
    was coming back for auction.
    At times, people just get caught up in the bidding
    adrenalin rush and forget the bottomline. I am
    curiously waiting to see how this one ends.
