During 'Subject To' investing, if I have an interested seller, how do I proceed? Should I obtain an REI lawyer to help me with the legal docs or, would a Title company be able and willing to provide these for me? Maybe I need some info on how to become a bird dog in Northern Va. Anybody looking for a motivated BD?

Anytime you are doing a real estate transaction it is best to seek the help of a pro who is looking out for your best interest. Once you have the docs for your state and area you can go like crazy.

I have a question..When buying properties at auction on the steps, if I have the necessary cash to be there and I win on the property of interest, what happens if I am not able to obtain a loan to meet closing date? Do I lose the down payment? and/or should I already have been shopping for a loan before ever going to auction. I am concerned due to BK 7 in 1997 and several hits on my credit while failing to obtain a car loan 2 years ago. Help!! how can I learn my credit score...
