Do People Rent Land??

We are working on TCI Commercial right now, and need to figure out what people actually rent. We came upon the land types, and need to figure out what we are going to put in the list of what listings people will be able to post.

I have seen Land leases before, and Farmers renting land, I just don't know what should be put into our system.

Land Zoned - Residential
Land Zoned - Commercial
Land Zoned - Industrial
Land Zoned - Agricultural

My brother in law is a landscape architect with a design build business. He often approaches owners of small parcels of land that have access to water and electricity to grow a landscape material inventory. Rent is nominal, but he landscapes the owner's residence or business for a fraction of the cost, if not for free... it's a win-win for him, and the land owner.

I've seen tree farmers rent land for 25 year blocks, as that's about the amount of time it takes to grow a forest to marketable size.

Not sure if this relates... But a lot of people with tons of forrested land will rent them out for a certain amount of time to hunters who will have access to the land and the animals on the land...

    Just a thought...

Ok. You guys pleaded your cases, but should people have the capability for searching for Land for Rent on www.AllYouCanRent.com and TCI???

cell phone companies will pay people to put towers on their land.

    grazing/ranching land

Outdoor storage (18 wheelers, containers, Farm equiptment, Rental equiptment, etc.)

    lumber

Getting an option on the land (speculative investing)

As for whether or not people should be able to search for it....

I'm not often searching for land, but for those who are it would probably be helpful to know:

    location
    price
    quantity available
    zoning
    suggested uses (custom comments).

    Just my $.02

in commercial real estate leased land is big. Many investors lease land long-term (25-100 years) to companies that will develop it for many purposes. Retail, office, downtown skyscrapers (I believe the sear's tower was on leased land until recently)

So should this be shown to ONLY commercial investors?? Or should it be shown to commercial AND residential.

Can you think of it being shown to anybody that is a residential investor.

in my area, land along the river is leased on 100 year leases and people have summer cabins there - for some reason, some of them restrict access to something March to November but I'm not sure what that's about.

    Joel,

As with several of the other issues you posted previously, leased land is both residential and commercial.

No one seems to answer your question Joel but I do agree that the following covers everything. If not, everyone chime up and say what is missing!!

    Land Zoned - Residential
    Land Zoned - Commercial
    Land Zoned - Industrial
    Land Zoned - Agricultural

You may even separate residential land into single family, multifamily, and mobile home parks.

There certainly are differences in commercial, industrial, and agricultural zoning but I don't have enough experience in those areas to know if we need to separate those out further.
