Do I Tell New Tenants About Recent Voilence?

Recently, in front of my 4-unit building, one of my tenants and one of his friends were shot - not killed, but injured. They have moved out and I am wondering if I have to disclose this incident to new perspective tenants. I assume other tenants will tell the new tenant what happened when they move in, and I want to make sure I am covered. The shooting occured in the street, not in the building or on the property.     This may be a requiement local to you. It is not a requirement of the program since I have had numerous section 8 tenants in properties I have purchased and there has not been such a requirement. Cantact the local housing authority that administers sec. 8 in your area.

    In my area (So. Cal), the class is not required, but I STRONGLY recommended going. It gives an overview of how the program works, and what is expected of you and the tenants. It is a great opportunity to have questions answered, because you will find once you buy the building that it is hard to get anyone on the phone. Beware - standards in my area have moved from providing a "decent" place to live, to providing a NICE place to live. They actually made me change carpet because it was unraveling in one spot, and made me install a tub faucet on a shower that had been there for over 80 years! Also beware that because of recent funding shortages that gettting a replacement Sect 8 tenant is much tougher than it used to be. Make sure the unit will be suitable to rent (condition, area, size, etc) to a non Sect 8 tenant as well.
