Do I Need One?

Ok obviously, Im going to need a lawyer to work with me once I start investing. Do I just call a few up and tell them what I am planning to do? Yes, I'm new, Laugh all you want. What kind of Lawyer do I need for wholesaling? How do the legal fee's usually work in this? Well, I'm reading around to find similar questions. But if you have any info about why a lawyer, and what to expect. Please post.

If you're planning to be involved in real estate, I feel you need a real estate lawyer -- NOT a lawyer who handles real estate matters once in a while -- but someone who does only real estate. If you had a problem with your back, you wouldn't got to a podiatrist or a general practitioner. You don't want to be paying to educate a lawyer.

Generally, lawyers charge by the hour for real estate work. Rates vary by area. To find real estate lawyers, I would suggest first networking with friends and colleagues. Then people like title companies and RE agents and brokers. Interview some, inquire about the type of real estate practice they have, maybe get some references, tell them what you want to do.

As with every other profession and business in life, some real estate lawyers are good, some not. Part of it comes down to chemistry -- gut feelings.

Call the Jacksonville Bar Association and ask for referrals to attorneys who specialize in real estate. You can also get referrals from title companies. Hope this helps.
