Dividing A Lot
Anybody got any ideas what the costs are to divide a lot in Chicago? Is there a hearing or do I just show up at the recorder of deeds with a new plat of survey? I've got a 200 foot wide lot I'd like to divide to four 50 foot wide lots.
Have you checked with the city to see if it enacted a subdivision and land development ordinance? If so, that will spell out what you need to do, data to be shown on the plans, and procedure for approval, including perhaps the eligibility of the property for submisision as a "minor" or expedited subdivision.
Does that apply across the board? I have a half acre in New Mexico that I would like to split and build on each quarter.

About dividing your half-acre property, if you haven't already done so, check the zoning ordinance to see what the minimum lot requirement is.
If NM has land use and development laws (which I think it does), then there should be some ordinance either at the local or county level that lays out the whole procedure for subdividing. Here in PA, each municipality enacts its own zoning and subdivision ordinances, and they differ from mun. to mun. Their subdivision & land devel. ordinances provide for minor subdivisions--eg, where the number of lots is small and there are no new streets or other horizontal improvements needed.
