Direct Mailing Insight Help Needed
I am getting into direct mailings and was wondering a few things.
1. Does the actual message need to be something purchased from a "guru" in order to be a top notch mailing or will most mailings be effective as long as they are fairly creative. In other words, should I purchase my scripts or use the basic ones that come with investor software for mailings?
2. I am a little confused with the logistics of getting the mailing together. Do I purchase printed postcards with writing on it? Do I do the writing from my printer and the graphics come on standard postcards from a company? When I hear people print labels, does that mean they are printing sticky addresses of of a sheet that they run through their printer? Basically I am looking for the 1 2 3 step on the actual process of doing the mailings. I am clear on how to get the mass mail permit and get it done at the post office, just not the actual print process.
3. I have been using the MLS with good results, but I was wondering if the consistency of mailings is easier to measure for a cost per lead basis and will I be certain that if I send 1000k well placed mailings I will get 1 deal or 2 deals or 3 etc?

I am now trying to do the SEO part to get it up in the rankings so that I can hit first page on the search engines.
I have done pretty well with another site but this one is a ground up build that is in progress.
One of the big things about a site is that it have a lot of content. I am adding a ebook on foreclosure and a state law section to give me more depth.
I am also placing a link on articles that I write for REIP magazine to assist with that as well.
It is nice to have somewhere to drive people to. The video section on the site was part of a 15K filming that we did as part of last years marketing and I am trying to make the most of it.
