Developing NNN

Curious if anyone knew about developing NNN properties for larger companies( Walgreens, Family Dolllar, etc)then leasing back to the company or selling to investors. It seems like hundreds of companies are always looking for places to expand.



A family friend has had some success doing this and I was curious if anyone else knew about this type of thing.

    Property taxes for a 1500 sq. ft. home in San Antonio would be about $2400 to $2600 per year.

    Location, location, location......

    I average between 15 - 20%.

    Obviously lots in a prime location will get the higher percentage as your friend indicated.

    What builders also have to look at is soft money cost.......tap on fees, permit fees, impact fees, rising cost of materials,........etc. These are things that you should look at as well.

    In some counties I can fork out as much as $10,000.00 and having nothing to show for it except government paper work.

    I use 25% in my area. But the cost of lots have shot up and its very difficult to find reasonably priced lots. Lots are selling for much higher than I could pay and still make a reasonable return. It really depends on your local area.
