I have an opportunity to purchase a tract of land and build on it an 8000 sq ft building for office space. It is located in an upscale business district. I would like everyone thoughts on the best way to structure the deal. Are there certain red flags that I should watch out for? I plan to put down 90k towards the purchase price of 400k where are thebest places to look for lenders? anyone who would like to open up a dialoge I would gladly go into more detail with you.

One more point: In the scenario above, the developer would have to sell the lots for enough money to cover the road, utlities, etc. and squueze out a profit.
My question: Will banks loan money up front to do infastructure?
