What determines a good buy for an investor?
1. Foreclosures (pre and post)
2. Rehabbers (Fixer uppers)
3. Regular single fam home
4. Rentals
What formula to use for each....
This way I know which homes to present to my investors and not waste time with the ones that they won't blink an eye at.

We like pre-foreclosures, the seller is anxious and the transaction can be swift. This does require the use of cash.
We also like creating sandwich lease options where the investors/sellers unit is vacant. This group is motivated to make a deal. This requires less cash when you have a tenant/buyer ready to move into a property.

Well, for rentals, I guess you'd like a typical breakdown of expenses?
Some have said that figure that your expenses in rentals is about 40-50% of your gross rents.
So figure that when scouting for rent rates and what you will pay for the home.
