Desperate! Any Ideas Of Acquiring Investor Leads Who Will Buy Assignment To Land Trust Properties

How do I Acuire Investor Leads that want to buy Assignment Contracts to Land Trust Properties or Subject 2 Properties? I would like to build a network of hundreds of investors. Please give any Tips you can. Thanks for responding!

    You do not want hundreds of investors, you want a handful that you work with on a regular basis who can perform. I wholesale some properties, but I will only wholesale to my investor friends or to people that they recommend. I use to send out wholesale deals to my 750 investor email list and I would get really interested people who had no idea what they were doing. You want to deal with people who know what they are doing, people who will do what they say, and people who are honest.

    You have got to be especially careful wholesaling subject 2 deals. Personally, I do not wholesale subject 2 deals. I do not like handing over the financial well being of my clients to someone else. I like to think that people choose to work with me because they trust and like me. I can not then betray their trust by giving their mortgage to someone else.

    Exactly how i feel.

    Think about it, why would some other investor (granted they know what there doing) want to buy a property that you yourself are going to pass on? Now if its because you cant fund/close the deal yourself then they might be interested but dont waste your time trying to make something outta nothing, close the good deals and let the bad ones pass.

    If your looking for investors to assign to just call all the billboards/bandit signs etc. and ask them if they would be interested in any of your properties. Also your local REI club will be packed with investors who might be interested.

    I’m just a wee-tottie little investor compared to Michael (IbuyHousesInc), but I too built all my own software.

    There may be something out there, but I never found anything that did what I wanted.

    I’m a numbers freak, and like to run all kinds of scenarios to see how it affects my potential profitability. And the software I’ve seen is far too basic for my likes.

    Sorry I couldn’t recommend anything specific.

    When we started developing our software system the most important functions and tracking abilities to me were

    1) Advertising; I wanted to know how many calls, where they came from, what demographic they were, what geographic, and if we purchased.

    2) Accountability of Buyers; I wanted to know the closing ratios of my buyers and their pipe line. Who was on the fence and who needed to be given to a different buyer.

    3) Money. I wanted to know what my capital flow was; money in money out system so I was never caught off guard and if a sell was postponed, a system that would tell us to extend a purchase as well. At a touch of a button having the power to determine a net value of escrow was a must.

    4) Escrow accountability; everything from scheduling the termite guy to making sure we had all of the disclosures signed. Who did it when they did it and why they did it was crucial.

    5) Rehab. I wanted the system to track the cost of repairs, and track the scheduling of subs.

    6) Prospecting: We wanted a contact manager system that would send letters and postcards to types of prospects, a system where we could launch a plan was extremely important.

    And thousands of dollars later we have one… It wasn’t cheap and difficult at first to get everyone to use it. But now I can be anywhere there is a internet connect and see my business run…

    I have paid for specialized software that is fairly expensive but I think that with quickbooks and excell you could very easily do everything you need.

    In fact, I think that I have recreated a lot on excel and do not use all the other software as often as I used to.

    I use www.prospectizer.com, it has back end database for keeping track of appointment, reminder and email, it is designed for real estate investors.

    Whoever uses OpenOffice. I have built something that can be used for organizing foreclosure leads. It uses a MySQL backend for it.
    But creating a database using OpenOffice nowadays, you can choose which DB you want to use.
