Desert Area Properties In CA
Does anyone have any thoughts on how (well) someone might do purchasing a new house in the Desert Hot Springs area, just north of Palm Springs. It would either be a rental or flipped. There's a lot of new construction out there and the houses are priced low compared to other areas of So. CA. Just wanted some thoughts on this, "Pros and Cons."
Since that area has so many new homes under construction, I believe it would be best to pick up a couple of rentals.
There are many people who move out there when they retire because it is so much more affordable. I think you would do well purchasing out there. It is an area that keeps growing.

To jripeastwest-Our wallet is not that large, why do you ask? We also found a property in Palm Desert, that already has a long term tenent. (We're doing out homework on that one-terms of the lease, current rent, etc..) Also, we looked into a new housing development in No. Phoenix. What are your thoughs on Az?

You might want to take a drive up over the hill and check out Yucca Valley, Joshua Tree and 29 Palms. It is more affordable than "down the hill." Appreciation is 50% in the past 12 mos(Yucca) and your house is more likely to stay rented all year because its about 10 degrees cooler up here. Also as Marine bases close around the country the military is sending all those troops here.
