Delivering Keys On March 30 Lease Starts April 1
The new tenants need to get the keys on March 30 as their only off day is Thursday that week. Do I just need to come up with a lease amendment that shows the first month to include March 30 and 31? Does anyone have a suggestion for boilerplate language that shows this?
For two days rent, is it worth the trouble? Why not just give your tenants those two days as a gift?
If you really want to include language to prorate the rent, here is what I would use for my properties here in MD. For the sake of illustration, the monthly rent is $800 per month.
TERM & RENTAL AMOUNT.
1. Landlord hereby leases to Tenant, and Tenant hereby leases from the Landllord, premises known as <address> (hereinafter referred to as "Premises" for the term of 1 year, 2 days (hereinafter referred to as "the Initial Lease Term", beginning on the 30th day of March 2011 and ending on the 30th day of April 2012, at a total rent of Nine Thousand Six Hundred Fifty-three and 33/100 Dollars ($9,653.33), payable in equal monthly installments of Eight Hundred Dollars ($800.00), in advance, on the first day of each and every month of said term. If this Lease commences on a day other than the first of the month, Tenant is to pay the sum of Fifty-three and 33/100 Dollars ($53.33) as pro rata rent for the 30th and 31st of March 2011, payable at the time of the execution of this Lease.

Just have them move out on the 29th of March the next year. That way you will have 2 days to spruce up the unit after them (e.g. fresh paint and/or clean up if nothing else).
Still have all rents be due on the 1st (for simplicity).

Pets and rentals - this is a great topic.
I do not allow pets in my 4-plex since it was remodeled. I have found that people that pay low rent (around $500/mo in my community) are not good pet owners and the apartments get ruined because of them.
Having said that, I do allow pets in my lake vacation property. I rent this by the week for $1500/week. I have had many dozen pets through this place and I have yet to have a problem. People who can afford to spend $1500 for vacation lodging are apparently much better pet owners.
Uh oh, I just allowed one of my tenants permission to get a bird. That unit has hardwood floors too.
