DEFINE A "BIRD DOG"..I AM NEW IN THIS.,,
FIRST TIME I HEARD OF A 'BIRD DOG ' WAS JUST A COUPLE OF DAYS AGO ON THIS SITE....WHICH I MUST SAY IS AN EXCELLENT ONE....BUT.....WHAT EXACTLY IS A 'BIRD DOG'????WHAT ARE HIS RESPONSIBLITIES ???WHAT TOOLS DOES HE NEEDS??? start by saying that i am not an expert, but maybe this will help until my help arrives and clears it all up........
a bird dog is a fetcher, he/she basically works w/ an invester looking for deals that the investor can capitalize on.....the deal might be a wholesale or rehab job.....i am not too sure about 'tools', just being able to locate good investments.....
i don't believe that annual income is what the bird dog is in it for.....more so as an apprentice who is there to provide a service in return for a little mentoring to learn rei....possibly 1000k/deal

I agree with tex4. A bird-dog can not earn a living doing this. A bird-dog does this to learn and learn only and as some income rolls in, well .... that is a bonus. Most bird-dog have a full-time job and do this on the side. A bird-dog should be willing to drive and see lots of properties, take pics and research. A bird-dog that hands over a mls listing of the corp-owned properties from agent to investor is not doing the actual bird-dog work. I pay bird-dogs $500 after closing but they need to work for it, not just give address and that is it. A bird-dog needs to see the property and get useful info such as seller motivation, etc. Hope this helped.
