Deed Change

I purchased a home with three other people over 15 years ago. Two of the people (my grandmother and her husband) have since died and I want to sell the property. I am being told that I need to contact the sons and daughters of my grandmother and her husband before I do this. We have paid the taxes, the mortgage, etc since 1991 and we are in a bind as to how we go about transferring or changing the deed to reflect just the two of us.

Is this something that can be done without much legal interference?

    Use an agent. Add his commission on top of the negotiated purchase price.

    Since this is your first without a Realtor, I would really advise you to use an experienced RE attorney.
    Most Realtors use forms supplied by the local mls or their brokerage and cannot give them out to the general public.

    Every state seems to have statutory requirements which are not generally complicated but must be done else the seller (or buyer) may have recourse. See if you can get an agent to run the paperwork or, better yet, find a closing coordinator to do it (mine charges $300 per deal). Around these parts there are usually twenty or more pages of statutory requirements between the state, county, city, water dept, etc.
