Ya gotta understand: an empty space is worse than a space with an empty MH. It's easier to get a paying (land) tenant into a vacant MH than a vacant space, because of moving costs (to the homeowner).
Exceptions include parks that want to upgrade the quality of their homes. But, you know, I have talked to PMs who wanted the house gone, and gotten their allowance to upgrade, and pretty up the home and lot, and they let it stay.
Some parks want only wood sided homes - can you hire a guy to reside the thing? Can you replace skirting? Can you sling a paintbrush? Plant flowers? Fill a dumpster?
Understand the PMs position, and you will build relationships.
It will depend on the park. I have done many Lonnie deals in Texas and if the park is old then usually the homes can stay.
If you are looking at a park that has homes in the $40K to $70K range your 'Lonnie Deal' will have to leave the park in all likelihood.
Again it depends on the park and whether they are trying to upgrade the homes in the park.
Always check with the park and make sure the home can stay if you are trying to minimize expenses.
