Deal Analysis 2

Spoke with another couple who owe 39 worth 47 they pay 550 per month.

Bad roof they say is the only problem i must call them to ask how much it may cost.

it is an investment home that has been empty for 6 months that they have been paying on.

I dont see alot of room for them to get any money. What would you offer in this situation guys?

    If it needs a new roof I'd pass with that spread unless it is in an area seeing great appreciation, then I might take a second look.

    Again, more info would be better, but with what is supplied, it sounds like a good candidate for a Subto deal or even possibly a short sale, depending on the condition and status of the loan.

    What could it rent out for? I have seen many houses in the 70-90K range that would barely rent out for $500 and others in the 30-50K range that you could easily get $650 for . The roof on the other hand could be a problem. I would look into it a little further. A roof doesn't have to be expensive if you have the right contacts.
