"Daily" NOD/TS List In So. CAL.
ok i know of a few already but i would like to hear from other investors in So. Cal. where they get their "Daily" NOD/TS list from and what kind of prices they get, ie; monthly price, quarterly price, yearly.

As a brand new investor, I don't have any list info. in Los Angeles for you, but I am hoping you will share some foreclosure lists with me, or point me in the right direction. Have you seen the lists for CA on ****Must Reach Senior Investor status before posting URL's***? Any advice on using that site?

Login, then go to the top were it says Member login then Put for UserID:- Guest
and for Password:-mypass840. Then go to the bottom and select NODs. Check it out I use it all the time althoug Im still learning what to do next after I have the information. Let me know if it works for you.

So Cal has the best local info.
Go to County Records Research.
They can be found on the web by adding a dotcom and removing the spaces between the name of their company. You can get daily info in several forms, one-line list, .dbf file, detailed lists, etc. LA is broken down into 4 regoins, north-south-east-west. San Berdoo is it's own, Riverside, OC, and San Diego.
Each one is $89 a month and they knock of a few bucks every time you buy more. To get it all would cost $249+ a month. I buy one county. I have found a back door into their site, but that's another story. You can use their data in Access and Excel. They sell a neat program that handles their data, but if you buy 1 county and commit to use them for a minimum of 3 months, they'll email you and offer it to you for free. I use Sharkbait, although quite complicated to learn it kicks. (And I am a CIO for a real estate co, it was still tough to get started.)
Then you gotta get comps to compare their listings with. I get mine from my MLS and Title Co's, but you can buy them from CRR or Dataquick.
I've found that even though I CAN get all of the data for all of the counties, I can only process (track) 2 counties at a time (I go through the time of daily calls to the automated numbers for updates). I track 100-175 properties at any one time, and when I go to auction, I ALREADY know what is getting cancelled, and what is left to bid on.
Another note about CRR is that they offer monthly seminars by Ward down in Huntington Beach, I'm going to one tonight. He's a major pro and has great info. The seminars are free to their clients.

Retran also is a good service. They update their listings daily and provide comps. Their comps are usually 6 months old, but they give you a good idea. Also, they list all the recorded leins (mechanics, etc) which is very important and could effect your profit margin. CRR has some great services as well -- they have software to help you evaluate deals. They'll usually throw in the software for free if you sign up for a month or so. Good luck!
