This is a script I want to use for out of state owners. I planned on just using black and white with no graphics on a plain white postcard.
Any help would be appreciated.

You would have to know what type of leads you are wanting. This tailor your mailing around your needs.
I would take all the leads possible and then filter them out with offers that were acceptable to me.
I have sent out mailers that stated I would close in 3 days, pay cash, and pay at least "X" for their property.
I have never had more owners contact me than one person could handle and I have sent out at least 1,000 of these letters.
I would go into a bit more depth as well. Maybe something along these lines (I have actually used this one with success):

SOme comes thorugh their marketing and some through my PPC campaigns.
Additionally I have a website I am building and optimizing www.homechamps.com
So far the affiliate site is far cheaper and has a far higher ROI.
Having two sites and a PPC campaign allows me twice the exposure while I complete SEO.
