Hard Money Lenders

I am a new investor and would appreciate any information that anyone has about hard money lenders. ie rate terms time frame and any thing else about hard money lenders

    Hard money lenders can move fast, are conservative with valuations (65% LTV would be the max is not above the max) and are expensive.

    If you have a great deal and really have to move quickly they are effectively your partner with a secured position.

    Most HML in my area charge 10points with a 15% interest rate. The terms vary with the property, most are interest only and have a ballon payment.

    Check with your local REI Meeting. They are probably the best at answering your questions for your area.

    Rates and terms definitely vary by region. A HML at the last investor meeting I attended in the Portland OR area offers loans at 15% and 3 points.
