Credit Bureau Notification Of Evicted Tenant.
I have a tenant on a 3 day notice pre Eviction in Hollywood, FL. I was wondering how to notify the credit bureaus to help future landlords avoid this nightmare. Eviction process starts Wed. but I understand it takes a while for that to be posted.

You are correct. They report to just equifax.
This is the only one that i know of , that does some
kind of reporting.
If anyone knows of a firm that files with all the 3
bureaus and is reasonably priced, that would be
helpful to others.

www.nail-usa.com They charge for membership about $65 a year, and then you just have to fill out a form and fax it over to them, and they will report it for free, only to Equifax.

You might want to try www.landlord411.com for $14.95 they will report it for you to all 3 major Credit Bureaus, Experian, Equifax, and TransUnion. Also they have an option that they will do the collection for you, they will only charge you, if they are successful to collect money, it might be worthwhile to check out the web site, or give them a call, and ask them all the options.
The difference between them is www.nail-usa.com once you are a number they will not charge you anything to report it to the credit bureau, it also has a major benefit they reported monthly, so if things add up the next month, they will update it for you no charge. And www.landlord411.com they basically just does it once, so you might want to make sure that you add up all charges which might occur.
It might be other differences also, but from overall view this is basically it.
Call it spite but I want to hit her credit record before all the steps of a judgment. She gave a baloney story about spousal abuse requiring that she skip on a lease up north. Fool me once... [ Edited by Cornell81 on Date 07/19/2005 ]

The tenant skipped yesterday. I made sure that Landlord411 reported to the 3 credit bureaus nonetheless. I am assuming I do not have to evict if she has disappeared, yes? I am going to put the For Rent sign back out and maybe pursue her through a collection agency. Apparently others are too as there are collection notices in her mailbox...

It was a dream gone awry. Think of the vertical integration possibilities. Half price lunches, etc. That stuff happens in magazines only --

Im on the east coast & cant really offer you too much advice as far as your area is concerned. However you may want to try the internet. I actually do nothing more than advertise on the net and have done very well with it. Of course this is depends on the area and tenants you are seeking.
Take a look around the area to see if there are some free sites and put some online pictures of the property EVERYWHERE. This site alone have a place to list your REI.

I think lower income people are less likely to be internet savy.
I once placed an ad in the suntimes for a house for rent, section 8 in roseland. I received 30 phone calls and 8 people guaranteed me that they will come to see it on saturday. Not one person showed up! Now I use a property manager that handles all of this. If your interested I can give you his name and number.
