I interviewed over 3 dozen attorney's (at 1-1.5hrs each) before I concluded that I needed 3 lawyers to handle different aspects of what I need.

one is very competent but very expensive
one is very knowlegable in corporate law and charges strictly by the hour so my entities cost me 5 minutes of work!
one is decently knowlegable about real estate and is in my same city (vs 45 min away) so he has a better understanding of the local market and can handle 80% of my RE needs.

A good attorney is hard to find. It takes several long hours. The upside to these interviews is that you can literally get thousands of dollars worth of free advise. This is great for a beginner like I was when I did this.

Most of the problems we have had were with attorneys over the DOS clauses. They felt bad about having a Sub 2 and instead wanted a contract sale.

We just do all our own closings at our title company. We do not pay the title company, as we do all the work. We do buy Title insurance policy from them though.

They seem complicated at first, but after you have done a few they get routine.

Just make sure there are not disputes on the HUD and you will be OK.
