How many people here get bumbarded with leads from here and when you try to contact them you get no reply?
Now dont get me wrong out of say 30 people who have contacted me we have 3 people who are serious buyers so I guess what a 10% return is ok just the other 90% that you spend time trying to contact is a little bit of a waste of time.

Do understand that many TCI members are just starting out in the investment game and yes this can spin your wheels but it is no different than being a real estate investor you spin your wheels on potential deals till you get to the actual deal.
It's like baseball, you have to have a lot of strike out's to get to the homerun. It's the homeruns that make up for all the strike out's.

I think you have it all wrong what I was saying. I was saying that if someone makes the effort to contact you about a property asking for more information and you take the time to reply to them and you dont hear from them it is rather a pain.

I agree with you, I listed several properties and got a lot of emails and phone call's and not a one had the ability to purchase the property.
You will love this one.
I got a call from most likely one who has never done a deal in their life and they where most likely using a phone script from a book or seminar they went to:
They asked the following questions:
Why do you want to sell? (This was a good one)
How much is owned? (This was a bad one)
How long have you been in foreclosure? (This was really a bad one)
And the questions went on. So we played with this new investor a little and walked them through a better process.
This did spin my wheels but it gave me the chance to teach someone a more professional approach. Did I make any money on this no, but I did get a chance to help someone.
Look at it this way, if you have a little fun with this and use it as an opportunity to teach you never know what impact it will be for them and you.

I have contacted a lot of sellers on this site and find that
so called deals are terrible. Most of the properties are for sale at RETAIL prices. The other problem i had was the fmv, when i checked with the appraiser those values are just not there. As a matter of fact i did obtain a contract of sale for a property selling for 95000 with arv of 140000. When i ordered the appraisal the arv was only 106000.
What i am looking for in this forum is discounted properties and or positive cash flow properties,otherwise i could just contact a regular real estate broker and pay full price.
No offense but maybe they didn't like how the information sounded. I agree that they should have the courtesy to say no thank you but if I paid attention to all the times I never got a callback from a realtor or investor...hoo-boy
I think some of you are taking what I am saying a little over board the point /question I was making was about when you list on here and you get someone who sends you a email requesting more info and you dont hear from them. Case in point hi saw your add on C/R would like some more info <the general question posted by C/C.> you send a breif over view and askign them to contact you so you can go over the property listed and you dont hear from them.
C/R is not just for the wholesalers/rehabs or turnkey houses it is a mix of all.
I see what you mean KFS. When people aren't interested though, many times they won't bother to reply and let you know... they're too busy heading off to the next deal. Maybe you should do the same. I admit, as a buyer, i have been guilty of that on occasion, however, I see the phone/email thing like dating; If he/she decides they're not interested, they won't call you back. Try being a realtor in L.A. or N.Y. to see what REAL flakeyness feels like! lol :evil:
