Creative Financing
Hi, Help for financing, please. First time to the site and have a question, need to know where to find answer. I have 2 homes (one is a rental). The equity is in the rental. The primary house is financed under outrages terms. I just got married this year and have found most financing can be done in one name only. With low interest rates, Can I get either property refinanced through husbands name only, and is this a legitimate question to bring up to the lender. My debt ratio is too high, his alone is great. Are there loan companies that work with different situations like this. Only bought under conventional means before. Can he buy the home? Thanks for any quick suggestions.

Most national lenders will allow your husband to qualify for the financing in his own right, but you must sign the mortgage if your name is on the title.
Talk to your friendly mortgage broker and explain your situation. I am sure that he will find a lender who will work with you at today's currently favorable loan rates.
If you get a great rate, lock it in as soon as you can because mortgage interest rates are rising (1/2 point in June alone).

[/ I am a mortgage broker I have a customer that has a mobile home that they owe nothing on (single-wide). They want to borrow against it to remodel. I cannot for the life of me find a lender to do it. It is in Georgia. Also, they have no credit score. They do not have any thing on credit. I thought maybe a private investor could maybe help them out. They only want $20,000. The place is in exellent condition. It is on 1 acre. I just did not want to give up I guess. If anyone knows of a lender or is a lender please let me know. thanks
