Court Proving Damages

How do you handle charges for repair work to charge when go to court? Most of time I don’t have a problem but with a few judges. According to the rules of evidence a written quote is acceptable before repairs are made. But after repairs are made the rules actually require you to pull contractor into court to prove the amount of each charge.

I had heard someone else recommend adding a price list to lease for everything you could think of. Replacing a door, hole in wall, cleaning stove, etc…

This way it is part of contract law and rules of evidence don’t apply and you don’t have to pull contractor into court.

Anybody done it this way?
