Cost To Subdivide 10-15 Acres?
I have been searching all afternoon to find a cost per acre for subdividing a wooded lot. The lot is list at $400K and I am trying to determine the feasibility of subdividing the acreage and still profiting. Will the cost of power, sewage and a roadway with a dead end overrun the profitability? I am considering splitting the acreage into .5 acre or 1+acre lots. This would be my first development.

What is current zoning? Is splitting the property a possibility? Are you required to provide the site improvements to subdivide? What does a comaprable sized lot sell for in the area? Do you want to develop/build or sell lots to builders once zoned and improved?
