A cooperative assignment is how you get yourself out of the middle of a sandwich lease option.
CA is just one way for a beginner to build capital.
You asked if I offer my Contracts for sale. I used to. But I felt that selling the Contracts without the training was like giving a loaded gun to a child. So I only sell them as part of my Course.

You mention that you advertise a full price offer. What if you live in a "bubble" state where prices are depreciating a significant amount? What type of offer would you make, and what type of ad would you use?

Most of the market downturns and corrections are leveling off. I think the worst is over. I would still use the same ad. The key being "market price." Keep in mind that while credit is tight for new financing, it is more open for refinances. You can help your local market recover with Lease Option refinances (the appraisals are very liberal).
